I can’t believe it is 2013 already! In the year 2012, we started to see a more balanced real estate market here in the Richmond VA area and the lowest interest rates on the books! Curious how the Henrico County Real Estate market fared this past year? Check out these statistics:
| Listings Sold: | 2987 |
| Lowest Sales Price: | $15,299 |
| Average Sales Price: | $243,561 |
| Highest Sold Price: | $1,962,725 |
| Average Days on Market | 60 |
*Information from the CVRMLS as of Jan 3, 2013 for the time period of Jan. 1, 2012- Dec. 31, 2012. Information deemed reliable but not guaranteed.
That in itself doesn’t mean much, so now let’s take a look at the Henrico County real estate market stats from 2011:
| Listings Sold: | 2607 |
| Lowest Sales Price: | $10,000 |
| Average Sales Price: | $229,198 |
| Highest Sold Price: | $1,850,000 |
| Average Days on Market | 71 |
*Information from the CVRMLS as of Jan 3, 2013 for the time period of Jan. 1, 2011- Dec. 31, 2011. Information deemed reliable but not guaranteed.
As you can tell, total listings sold was up by almost 15%, the average sales price was up by 6%, and days on market dropped by 15%. The year 2012 was certainly an improvement from 2011. What will 2013 hold? I wish I had that crystal ball. But, at this moment, there is a lack of inventory in the Henrico County real estate market and we have seen interest rates start to creep up. What this indicates to me is that if you are thinking about selling your home, NOW is the time! If you are thinking about buying a home, NOW is the time!
