
With November being National Lung Cancer Month, there is no better time for me, your Richmond VA Realtor, to remind you about the importance of radon testing!
Did you know that radon is the second leading cause of lung cancer, just behind smoking? Scary thought! However, with a simple test you can ensure the safety and health of your family from this odorless, colorless gas which is a silent killer.
Any home, whether it has a basement, crawl space, or sits on a slab is subject to radon gas. That’s why I always encourage my Richmond VA home buyers to have a radon test performed during the home inspection period. A professional radon test costs approximately $175 and it is a small little box that will remain in the home for 2-3 days while the machine measures the levels of potential radon. Once the test is complete, the radon technician will provide you with the results of your test.
If the level measured is over 4pCI/L, the Environmental Protection Agency (EPA) suggests you install a radon mitigation system. The system is basically a vent pipe and fan that will take the poisonous gas from inside your home and disperse it outdoors. Here in the Richmond VA area, a radon mitigation system may run you $1200-$1500 depending on the work that needs to be done in your home. In addition, there are self testing kits that can be purchased at your local home improvement stores for roughly $30 or so.
